2023 - 2024 CAPITAL PLAN

Our community is now 44 years old. The capital projects this year focus on vital building renovations as well as equipment that addresses the ongoing impacts of global warming on the health and security of our community.

 

Farm and Land Projects

Our land equipment projects this year are due to the increasing weather demands on our village during winter months. The new equipment and path will secure safety and access during inclement weather.

Impacts of Our Aging Community and Global Warming

Our community has lived without air conditioning in most of its houses and workplaces until just the last few years. Our spring and summers are progressively hotter and more humid while at the same time, our population’s fragility has also increased with age.

This year we are putting central air in a second house as well as the lower level of St Martins Hall. The hall will allow us and our guests to work and gather socially at all temperatures.

Conservation & Safety/Updates Glass Windows & Doors

As global warming increases and the need to heat and air condition our spaces also increase for more weeks in a year, the need to replace the glass windows and doors (24 to 40 years old) becomes a necessity. We also want to stay ahead of any further wear and tear that could become a safety concern.

General Maintenance of Housing

Two of our houses that are 30 to 40 years old require sealing and painting of their

exteriors at $7,500 each. Three houses also require a few interior updates as well

as gutters at $750 each.

Project Management

The cost of this year’s plan is also impacted due to changes in staffing. We now require paid staff to take on the many tasks that our volunteer administrator oversaw in the past, which also included capital project management.
